I filed an amended return for 2008, and have still not seen the $  8,000 credit.  The form said 8-12 weeks, and now it has been 18 weeks.  How long is this taking?</p>

<p><i>Answer by chatsplas</i><br />You&#8217;re confused.  You use a 1040X with form 5405, and include copy of HUD-1 from closing.  Get copy of return you filed for 2008 taxes, and file an amended return.   Takes 12-18 weeks for processing.   Otherwise you wait until you file 2009 taxes.</p>

Check your credit. It&#8217;s wise to get this one out of the way before the wedding so both partners are clear about each other&#8217;s financial health. Check at least two of the three major credit reporting agencies &#8212; Equifax, Experian and TransUnion. Address any issues or misreporting. A FICO score of 720 or above is the best range for loan approval and favorable rates. You may still get approved for a loan with a credit score of say 680 but you&#8217;ll most likely have a higher interest rate. If you&#8217;re in the 660 range, you may be able to qualify for a FHA loan. 2. Agree on what you can afford. This is where those communication skills are key! Make sure you&#8217;re both comfortable with the budget. Generally a home purchase should not be more than 2 ½ times your combined annual salary but perhaps you have student loans to consider. It&#8217;s ideal to have a 20% down payment, but you may be able to qualify with less down, although that&#8217;s tougher in today&#8217;s real estate market. 3. Agree on top needs. I keep seeing commercials for the tax credit, and I have a few friends that bought a house recently..one friend just bought it last month, and haven&#8217;t moved in yet, and they are bragging about the money. The thing is, I was a first time home buyer last year and we actually took our taxes in and did not get any type of credit. I don&#8217;t understand why not? We are all  military so we make the same, and pay the same so why do some of these people get the credit, and why didn&#8217;t we?</p>

<p><i>Answer by Sean Roberts</i><br />The tax credit now applies to sales occurring on or after January 1, 2009 and on or before April 30, 2010. However, in cases where a binding sales contract is signed by April 30, 2010, a home purchase completed by June 30, 2010 will qualify. </p>
<p>Your may need to file a 1040X to get your credit. Attach form 5405. Since you&#8217;re in the military, it&#8217;s easier to file for the first time home buyer tax credit.</p>
<p>Go to publication 17, page 260.</p>

We bought our house on April 2, 2008. Is there any way that we can still get the 7500 dollar first time home buyer tax credit? The only information that I can find says that it has to purchased on or after April 9, 2008. Any help is greatly appreciated.</p>

My wife and I bought a house in 2006.  She purchased the house with me as a coborrower.  Does that exclude both of us from being first time home buyers?  Or can I now purchase a home and qualify as a first time buyer with her as a coborrower?</p>

<p><i>Answer by Lisa L</i><br />No you may not.  You own that house with her.  Unless you have not owned &#038; lived in that home for 3 years you are not eligible.  If it has been rental property &#038; neither one of you lived in it for 3 years you then you would qualify as a first time home buyer.  Why would you think a co-borrower would not own the home?</p>

<p><i>Answer by Mike</i><br />If you qualify it will reduce your taxes by $  7500 or if you owe 0 federal taxes, then you will get $  7500 to use for whatever you want.  The catch is you have to pay it back over 15 years though&#8230; </p>

I&#8217;m looking for the best advice to save money on a mortgage. Does anyone have any advice on how to buy smart when dealing with real estate agents? Any tricks on how to deal with them. Ouch&#8230;<br />
If you&#8217;re looking to buy a home you need to buy them wholesale and you can&#8217;t get those from realtors.  You need an education on buying properties visit www.platinumreic.com fill out the form and they&#8217;ll get back with you.  Also first time buyer you need a HUD loan as they give you tons of protection conventional loans don&#8217;t.  They can see if you qualify for that as well.</p>
